Key takeaways

  • A branded, hospitality-style project does not make nightly rental automatic.
  • Treat 8 to 15 percent as the top of the funnel.
  • Closing normally takes 30 to 45 days, with buyer closing costs of about 2 percent.
  • Pull the certificate and read the encumbrances line by line.
  • The Devimed concession reverts on July 31, 2026, with the trust expected in 2027 and handover to Invías in 2028, so major works would not begin before late 2027.

A Luxe by The Charlee cabin can be rented short-term in principle. Short-term rentals in the Guatapé and El Peñol area have grossed 8 to 15 percent a year, against 5 to 9 percent for long-term leases. But whether a specific Luxe by The Charlee cabin can legally be rented nightly depends on three documents: the territorial plan, the HOA rulebook, and the property's registry entry.

Three layers with veto power

A branded, hospitality-style project does not make nightly rental automatic. Check in this order:

  • The municipal territorial plan. It determines whether a parcel allows country housing, subdivision, or agricultural use only. A country-housing parcel is not necessarily one where commercial lodging is permitted. Ask in writing which use category the lot sits in and what activity it admits.
  • The reglamento de propiedad horizontal. It governs guest access, turnover days, quiet hours, pool use by non-owners and whether a manager may hold keys. Some rulebooks allow rental only through one designated operator, others cap nights per year. Read the assembly minutes too, because restrictions are usually added later by vote.
  • The certificate of tradition and freedom. Requested with the registry number, it shows the owner, mortgages, liens and encumbrances. A servitude, usufruct or recorded restriction on commercial use will appear here.

The economics inside a branded project

A managed operation with an existing booking channel tends to fill weeknights that a self-listed owner does not, and you pay for that. Get written answers on:

  • the management split, and whether it is on gross booking value or net of platform fees;
  • who pays linens, cleaning, consumables and pool and garden upkeep, inside or on top of the split;
  • the HOA fee, separate from the management fee, for each of the last three years;
  • whether owner-use nights are free, blocked in high season or charged;
  • whether the operator guarantees anything, and what happens to it if the brand agreement ends.

Gross yield figures exclude HOA dues, management splits, property tax and income tax. Treat 8 to 15 percent as the top of the funnel.

Cost, time and tax

Closing normally takes 30 to 45 days, with buyer closing costs of about 2 percent. Annual property tax runs 0.3 to 1.2 percent of cadastral value, so ask for the current value. Capital gains are 15 percent when held two years or more, a reason to think in multi-year terms.

In Guatapé and El Peñol a country house starts at about US$144,000 with a typical asking price of about US$316,000, and an apartment at about US$85,000 (typical about US$128,000). Across Antioquia the typical country house asks about US$495,000. A branded cabin prices above the plain-house band for finish, furniture and an operating setup, so separate those when comparing. See the full guide.

Verify before the promesa

Pull the certificate and read the encumbrances line by line. Get the land use certificate for the exact parcel, not the project. Read the rulebook and the last two years of minutes. Ask for HOA fee history and approved special assessments. Annex a furniture inventory. Confirm whether the rental obligation follows the unit if the operator changes and whether you can opt out. Check whether utilities and internet are individually metered. Confirm whether the seller is a company or an individual.

Access

Access drives weekend occupancy. The Devimed concession reverts on July 31, 2026, with the trust expected in 2027 and handover to Invías in 2028, so major works would not begin before late 2027. Check the last stretch too: paved or not, who maintains it, and whether it is passable in heavy rain for a guest arriving after dark. Private access roads are a recurring source of special assessments.

If rental is restricted

In Guatapé and El Peñol a finca starts at about US$176,000 (typical about US$495,000) and a lot at about US$131,000 (typical about US$326,000). Across Antioquia a lot typically asks about US$272,000 and a finca about US$606,000. Building lets you write your own rules, at the cost of permitting and time; buying into a managed cabin buys the operation and someone else's rulebook. Appreciation has historically run 7 to 8 percent a year, history, not a forecast.
