The short answer: price per square meter in the Guatapé and El Peñol area depends on two things people routinely conflate: what you are measuring and where. Land is priced per square meter of lot; a built home is priced per square meter of construction, and the two differ by roughly an order of magnitude. The table below keeps them separate, by municipality, from live inventory.

How to read these numbers
A median is the middle of the market: half the active listings sit above it, half below. It is more useful than an average because one trophy property cannot drag it around. Use it to ask better questions, not to settle them. If a property is priced well above the median for its municipality and type, the honest question is what justifies it: reservoir frontage, paved access to the door, a recently built home. If it sits well below, ask what explains the discount, because sometimes it is a motivated seller and sometimes it is a steep lot, a servitude access, or a title problem you would inherit.

This is not an appraisal. A formal avalúo is a professional service with legal standing, done on one specific property by someone who visits it. This page is market orientation: what comparable properties are currently asking, per square meter, so you walk into a negotiation knowing the shape of the market rather than guessing.
