Two hours from Medellín, on a reservoir the size of a small sea, Guatapé prices land at a fraction of any comparable waterfront on earth. The reason is access: today the drive is slow.

The doble calzada from Medellín changes that math. Ground breaks late 2027. The people buying now are buying the gap between what Guatapé costs today and what it will cost with the highway open.

Diligence done before you offer

Title, boundaries, water, access, taxes, verified before a number is on the table. The single biggest fear in Colombian rural property is document integrity. I remove it up front.

Close remotely, settle in slowly

Power of attorney, notaría, registration, handled while you stay home. Thirty to forty-five days. Then take your time making it yours.
