Key takeaways

  • The Devimed concession reverts on July 31, 2026, with the trust expected in 2027 and handover to Invías in 2028, so major works would not begin before late 2027.

  • Medellín gives you specialist medical care, international schools, an airport and a plumber the same afternoon.
  • Long-term rentals in the area have yielded 5 to 9 percent gross a year and short-term 8 to 15 percent gross, before management, cleaning, utilities, furnishing replacement and vacancy.
  • Closing normally takes 30 to 45 days, with buyer closing costs of about 2 percent.

For most buyers the choice is not Guatapé or Medellín but two different weeks. Guatapé is a lake town roughly a two hour drive east of Medellín, where an apartment typically asks about US$129,000. Medellín is a city where the typical apartment asks about US$200,000, and the price difference buys a very different daily life.

The drive

The drive east through Marinilla and El Peñol takes about two hours in normal conditions, more on a Friday afternoon or Sunday evening in high season. Locals plan around the return leg, because everyone leaves the lake at the same time. Two hours each way is comfortable for a weekend and awkward for a Tuesday meeting. Buyers who keep a Medellín base and use Guatapé Friday to Sunday describe the commute as pleasant; those who live at the lake and work in the city usually move one of the two.

What the same money buys

An apartment in Guatapé or El Peñol starts around US$86,000 (typical near US$129,000); across Antioquia including Medellín it starts around US$97,000 and typically asks about US$200,000. A country house starts around US$145,000 and typically asks about US$319,000, against a start around US$152,000 and typical about US$500,000 regionally. Fincas start from about US$177,000 against about US$289,000, with typical asks of roughly US$500,000 and US$612,000.

Land is the exception: a lot starts around US$132,000 with a typical ask near US$329,000, above the Antioquia figures of about US$113,000 and US$274,000. Water proximity and the scarcity of buildable parcels with legal access are priced into the ground.

Which suits how you live

Medellín gives you specialist medical care, international schools, an airport and a plumber the same afternoon. Guatapé gives you cool mornings, water and a town you can cross on foot in fifteen minutes. If someone in the household needs regular specialist appointments, the two hour drive becomes the defining feature. If you work remotely, test the connection at the actual address. A rainy Tuesday in May is a quiet town; rent for a season before you buy.

Renting

Long-term rentals in the area have yielded 5 to 9 percent gross a year and short-term 8 to 15 percent gross, before management, cleaning, utilities, furnishing replacement and vacancy. Lake income is lumpy: strong in December, January and Semana Santa, thin mid-year. Medellín's rental market is deeper and steadier because demand comes from residents. Check the reglamento of any building, since some prohibit nightly rental.

The purchase

The process is the same on either side of the mountains. Request the certificate of tradición y libertad with the registry number; it shows the owner, mortgages, liens and encumbrances. For rural land, check the territorial plan, which determines whether a parcel allows country housing, subdivision, or agricultural use only; a lake view is worth little if you cannot build.

Closing normally takes 30 to 45 days, with buyer closing costs of about 2 percent. Annual property tax runs 0.3 to 1.2 percent of cadastral value, differing between Guatapé, El Peñol and Medellín. Capital gains are 15 percent when held two years or more, an argument against a two year horizon. Appreciation has historically run 7 to 8 percent a year, history, not a reason to buy.

Both

A Medellín apartment plus a Guatapé country house means two administrations, two tax bills and two properties to maintain from a distance, and a rural house near water carries damp, vegetation and access roads. If you buy only one, buy for the four days a week you are least excited about. For more on the town, see the full guide, and for prices across the market, the Guatapé real-estate guide.
