- Buyers overpay most here. "Lakefront" gets used for three things:
- Buyer closing costs run about 2 percent, roughly US$9,500 on a US$475,000 finca.
- Long-term rentals have yielded 5 to 9 percent gross a year and short-term 8 to 15 percent gross, before management, cleaning, utilities, predial and repairs, and dependent on how many weekends you fill.
- The Devimed concession reverts on July 31, 2026, with the trust expected in 2027 and handover to Invías in 2028, so major works would not begin before late 2027.

The lot row inverts the pattern: land typically asks about US$439,000 against roughly US$270,000, while the starting point is close. That gap is the water, a fixed quantity. Under US$200,000 you are shopping apartments and lower-end country houses with a lake view, not a lake edge. Above US$400,000, genuine shoreline with a dock becomes realistic.
View versus access
Buyers overpay most here. "Lakefront" gets used for three things:
- View only. Looks over the water from a hillside. Cheaper, with no dock or path down.
- Walking access. The parcel reaches the shoreline or a shared strip: you can swim and moor a small boat.
- Dock rights. An existing muelle, or permissions that allow one.
Ask to see the boundary at water level on the day you visit. The reservoir is operated for power generation, so a parcel touching water in one season may be separated by exposed ground in another. Visit twice, in different months.
Documents that settle it
- The certificate of tradition and freedom, requested with the registry number, shows the registered owner and every mortgage, lien and encumbrance. Read it before signing anything, including a promise of sale.
- The territorial plan determines whether a parcel allows country housing, subdivision, or agricultural use only. Confirm in writing at the planning office, along with shoreline setbacks, which differ from land 200 meters uphill. A lot at US$439,000 that permits agricultural use only is a different asset.
Cost on top
Buyer closing costs run about 2 percent, roughly US$9,500 on a US$475,000 finca. Annual property tax is 0.3 to 1.2 percent of cadastral value, set by the municipality. Capital gains are 15 percent after two years or more. Closing takes 30 to 45 days, longer if the certificate shows something to clear or a rural parcel needs a survey.
Income
Second homes here are commonly rented. Long-term rentals have yielded 5 to 9 percent gross a year and short-term 8 to 15 percent gross, before management, cleaning, utilities, predial and repairs, and dependent on how many weekends you fill. Appreciation has historically run 7 to 8 percent a year, not a promise. Check conjunto and condominio rules first, since some restrict nightly rental.
The road
Access is the honest weak point, and why house and finca prices stay below the Antioquia average. Weekend traffic from Medellín is heavy. The Devimed concession reverts on July 31, 2026, with the trust expected in 2027 and handover to Invías in 2028, so major works would not begin before late 2027. The verdict
It is worth it if you have verified water access on the ground, the plan permits your intended use, the 2 percent is in hand on top of the price, and you accept today's drive as permanent. It is not worth it if you are buying a view at a shoreline price, or a lot you assume you can subdivide.
