A lake house in Guatapé and El Peñol typically asks about US$335,000, with entry-level country houses starting around US$187,000. Fincas with land start around US$234,000 and typically ask about US$467,000. An apartment with lake access starts near US$89,000.

Those are asking prices, not closing prices, and "lake house" covers three very different legal products around this reservoir. Which one you are shopping for changes the number more than the view does.

What the different kinds of lake house cost

A country house (casa campestre) is the standard lake house: built, habitable, on a defined lot, usually in a parcelación with shared road and gate. Starting around US$187,000, typical asking price about US$335,000.

A finca is the same idea with more land and often agricultural history attached. Starts around US$234,000, typically asks about US$467,000. You are paying for hectares, not for finishes, and the two rarely arrive together.

An apartment is the cheapest way to hold an address near the water, starting around US$89,000 with a typical asking price near US$159,000. Many sit in town or in condominium developments with pool and dock access rather than private shoreline.

A lot starts around US$128,000 and typically asks about US$431,000. That last figure surprises people: land here is not the cheap option, because waterfront frontage is finite and the asking prices reflect it.

How that compares to the rest of Antioquia

The lake is cheaper for built houses and dearer for raw land. A country house across Antioquia starts around US$374,000 and typically asks about US$922,000, roughly triple the Guatapé and El Peñol typical. A finca elsewhere in Antioquia starts around US$271,000, typical asking price about US$592,000.

Land flips the pattern. An Antioquia lot starts around US$118,000 and typically asks about US$265,000, well below the US$431,000 typical here. You buy the house more cheaply at the lake and the dirt more expensively.

Apartments sit close: US$96,000 entry and US$199,000 typical across Antioquia, against US$89,000 and US$159,000 at the lake.

What the price does not include

Budget about 2 percent of the purchase price in buyer closing costs: notary at 0.27 percent, registry at 0.67 percent and beneficencia at 1 percent, plus your lawyer's fee separately. Closing normally takes 30 to 45 days once the deal is agreed.

After that, annual property tax runs 0.3 to 1.2 percent of the cadastral value depending on which municipality the property sits in. El Marial and La Cristalina, for example, are in El Peñol even though they face the water from what people call the Guatapé side, and the municipality on the escritura is the one that taxes you.

If you later sell after holding two years or more, capital gains are taxed at 15 percent.

Appreciation in the area has historically run 7 to 8 percent a year, which is history and not a promise. Long-term rentals have yielded 5 to 9 percent gross annually and short-term rentals 8 to 15 percent gross, before management, utilities and vacancy.

What makes one lake house worth more than another

Three things move price within the same band, and none of them is square meters.

Water contact. The reservoir level is managed by the utility that operates it, so shoreline, dock conditions and the walk from terrace to water change through the year. A house photographed in a high month may sit above mud in a low one. Ask to see the property at its worst, not its best.

What you are allowed to build or extend. Each municipality's territorial plan (POT) sets whether a parcel permits country housing, subdivision, or agricultural use only. A clean title does not mean you can add a second house or a guest cabin. CORNARE, the regional environmental authority, controls permits for tree-felling, water and wastewater, so docks, intakes and septic systems are not purely a private matter.

Title condition. Pull the certificate of tradition and freedom using the property's registry number. It shows the registered owner, mortgages, liens and encumbrances. Transfer happens by public deed before a notary and then registration at the property registry. Until it is registered, you are not the owner against third parties.

Foreigners can buy outright with a passport. No residency is required.

On access: the Medellín to Guatapé doble calzada is not under construction and has no opening date. The Devimed concession reverts on July 31, 2026, with the financing trust expected in 2027 and handover to Invías in 2028, so major works would not begin before late 2027.
