Treat current drive times and current road conditions as the conditions you are buying into. Visit on a Sunday afternoon in high season, then again on a Tuesday, and you will have a fair sense of the range.

Budget about 2 percent for closing costs plus legal fees, and plan on 30 to 45 days from agreed terms to a closed transaction. That window is the same near Guatapé as it is in Medellín.
