Where it is, and which municipality is in charge
The finca sits about 1 km (0.6 miles) from La Réplica, heading toward El Marial, on the stretch of shoreline that faces Guatapé across the water. That position is why properties here get sold as "Guatapé lakefront", and why the label needs correcting before you run your numbers: the municipality is El Peñol and the vereda is Horizontes. The lot measures 3,800 m², which is 0.94 acres or roughly 40,900 sq ft, and the house stands at its highest point. The reservoir runs along one side of the property, so the view is a wide sweep across the water rather than a full circle, and the rest of the outlook is trees. Most of the lot is kept wooded on purpose: it screens the house from the road and from the water, and a lawn drops down to the shoreline where the property meets the reservoir.
