Where it is, and which municipality is in charge
The finca sits about 1 km (0.6 miles) from La Réplica, heading toward El Marial, on the stretch of shoreline that faces Guatapé across the water. That position is why properties here get sold as "Guatapé lakefront", and why the label needs correcting before you run your numbers: the municipality is El Peñol and the vereda is Horizontes. The short version: it is a residential, working vereda, and this house sits inside a small gated community (unidad cerrada), so the approach road is controlled and the neighbours are known.
The land: 3,800 m² on a hilltop, water on one side
The lot measures 3,800 m², which is 0.94 acres or roughly 40,900 sq ft, and the house stands at its highest point. The reservoir runs along one side of the property, so the view is a wide sweep across the water rather than a full circle, and the rest of the outlook is trees. Most of the lot is kept wooded on purpose: it screens the house from the road and from the water, and a lawn drops down to the shoreline where the property meets the reservoir.
The house: 200 m² under cathedral ceilings
Built area is 200 m², about 2,150 sq ft, laid out as four bedrooms, two bathrooms, a living room, a library, a separate dining room and a full integrated kitchen. The main living space rises to a cathedral ceiling with exposed wood beams. One bedroom looks straight out at the water. Outside, a wraparound deck extends over the water side of the lot, a jacuzzi sits beside the living area (there is no pool), and there is parking for several vehicles.
What private reservoir access means on this lake
On the Peñol-Guatapé reservoir the scarce thing is shoreline. Plenty of houses see the water; far fewer can walk down to it across their own land, and buyers price those two situations differently. Finca en La Alemania has that access, "acceso propio a la represa" in local phrasing, and it is the single fact that separates it from the view-only fincas around it. Price, in pesos first
The asking price is COP 1,600,000,000. Pesos are the contract currency, so the dollar figure moves with the exchange rate: at the Banco de la República TRM of 3,184 COP per USD published for 2 September 2026, that is about $503,000. A buyer paying from abroad should plan around the peso figure and treat the dollar number as a running estimate. Buyer-side closing costs in Colombia run around 2% of the price (notarial fees, registration and the departmental beneficencia charge), paid at the notary on top of the price.
