One reservoir, two town halls
The single most important thing to understand before comparing zones: the reservoir is shared by two municipalities, Guatapé and El Peñol, and the municipality on your deed determines where you pay property tax, who issues your building permits, and which land-use plan (POT) governs your parcel. Listing portals routinely mislabel El Peñol zones as "Guatapé." The Guatapé side
Casco urbano (town center)
The colorful pueblo itself: zócalos, the Malecón, restaurants, and the strongest short-term rental foot traffic. Colonial houses and apartments at $1,000 to $1,500 per m². Best for buyers who want walkability and rental demand over acreage.
Los Naranjos

El Roble

The El Peñol side
El Marial

How to choose
Buyers optimizing for rental income gravitate to the casco urbano and the lakefront zones nearest it, where weekend demand is deepest. Buyers optimizing for privacy and land go to Los Naranjos or El Marial at the premium end, Palmira and Santa Rita at the value end. Buyers optimizing for appreciation watch the corridor of the planned Medellín-Guatapé highway (2027 to 2028 horizon), which is expected to cut the drive from Medellín to under an hour and touches several of the zones above.
