The reservoir market is small and slow-turning compared with Rionegro or La Ceja: there are no formal gated-lot projects on offer here, so what you see above is raw land, farms and resale homes. That constrained supply is part of the area’s appreciation thesis, with oriente land leading 2025 valorization per sector analyses.

The zones with the most active inventory today are the Morro corridor plus the Guamito, El Marial and La Cristalina veredas on the El Peñol side, and El Roble, Los Naranjos, La Piedra and Quebrada Arriba on the Guatapé side. If a vereda you care about shows nothing featured, ask us: inventory changes weekly and we also handle owner-direct sales that never enter this system.
